Otago will partner with the owner’s design team to provide constructability comment, current market contractor pricing and estimated timing for delivery, while the project is in a conceptual design stage. From sewer and water mains, curb and gutter, to streets, lift stations and entry monuments and parks, we connect the neighborhood so that you can build your homes.

To present a final construction estimate, Otago reassess essential strategies while redefining the scopes of work and will coordinate any RFIs with the design team. We compose a clear and concise construction schedule based on owner input that becomes part of the bid packet. All project information is uploaded to a bid link and sent to preferred trade subcontractors. Construction costs are transparent as Otago compares and recommends the most qualified trade to keep development on budget and schedule.

Thorough daily supervision, along with a coordinated accounting team, allows the owner to have one contact throughout the construction process. Field issues will arise; however, Otago will find an acceptable solution and coordinate the revision with the proper entity. We prepare weekly construction progress reports that outline the activities of the week and track important milestones, making it unnecessary for the owner to visit the site.

For the final acceptance process, all project documentation is categorized and submitted to the municipality, followed by closing out the applicable development permits or obtaining the final acceptance letter. The owner receives an electronic copy of the same documents, along with copies of the contracts, and final unconditional lien releases.
