Our mission is to be the leading land development firm in the Southwest.

Otago Development launched in 2008, in response to builders, developers, and financial institutions need for a comprehensive full service civil construction contractor delivering turnkey finished residential lots.

Otago makes the construction of finished residential lots easy by removing the risk of lot development through Guaranteed Maximum Price (GMP) contracts while providing homebuilders with full-service project management and quality construction to mitigate problematic legal issues that can take place years after completion of the project.

 Otago provides general contracting services to some of Arizona’s top private development firms and top homebuilding companies over the last several years. We have constructed a diverse portfolio, from small, 16-lot subdivisions to large, 1400-lot master-planned communities with master improvements such as arterial road construction, tank & booster stations, sanitary lift stations and storm water lift stations.

Otago provides the  final budgets, reviews agreements, gathers plans, specifications, and ancillary reports.  We then define the scopes of work for each subcontractor and sub-consultant and coordinate the RFI process. Finally, we review bid comparisons and recommend selection of the low qualified bid as it relates to improvements, then develop a critical path schedule that includes all construction timelines, model complex starts and grand opening.

construction1 whiteCONSTRUCTION AND DEVELOPMENT PHASE Otago manages the construction and accounting process for the development. Otago is also responsible for the management of all subcontractors, assuring that the overall project remains on schedule. Otago provides weekly updates to the homebuilders throughout the development cycle. Otago is required to obtain final acceptance of civil improvements and the Home Owners Association’s approval / acceptance of common areas. construction3 whitePOST-CONSTRUCTION ADMINISTRATION PHASE Otago is responsible for the close-out of all permits and coordinates the final submittal and approval of sewer and water facilities. Finally, we prepare the jurisdictional and homebuilder close out packages, which require as-built civil drawings, lien waivers, the jurisdiction close out package, final acceptance letters, and material sample reports.
